Commitment to Buyer

 I Commit to You, The Buyer, I will Do the Following to Help You Find the Home of Your Dreams:

  • Provide assessments and reviews of potential properties that fit your needs.
  • Send these screened homes to you for review each day with comments.
    Provide tax information, assessments, letters on file if any, Form 17 when available.
  • Make appointments, preview homes, coordinate with sellers and their listing agents.
  • Help determine pros and cons of homes, give insight into remodeling possibilities/referrals.
  • Explain differences between a bank owned home and short sale.
  • Communicate to you via text, e-mail and/or phone, I am available when you need it!
  • Draw your awareness to bidding deadlines, what seller's want for closing dates and other possible concerns.
  • Negotiate on your behalf on all the elements of the Purchase and Sale Contract.
  • Thoroughly explain all aspects of the Purchase and Sale Contract.
  • Provide market data and support for negotiations.
  • Research buyer financing and communicate with vendors.
  • Provide updated net proceeds.
  • Ensure earnest money is deposited and safe,
  • Communicate with title and escrow, and lender regarding appraisal.
  • Provide copies for you of all contract documents, PDF or paper.
  • Provide Timeline with closing calendar, keep you aware of closing process.
  • Facilitate building inspectors, septic/well inspectors, appraisers.
  • Negotiate Inspection Reports for: Home, Septic, Well, Sewer Scope etc
  • Coordinate timely closing of escrow, provide you a complimentary Home Warranty, and last but not least, facilitate exchange of keys!

 I Commit to You, The Seller, I will Do the Following to Help You Sell Your Home:

  • To help you get your home sold, on time, for a fair market price!
  • To help put you in the strongest negotiating position possible.
  • I will assist you with pricing your home based on a competitive market analysis. This will help you set the best price on your home.
  • To make it easier for you and reduce surprises.
  • Pre-Title Commitment: I will order (at my cost) a pre-title commitment
    to reduce your risk of any title problems at closing.
  • Staging:  I will stage your home for one month as part of my services to you.
  • Professional Photography: I will provide (at my cost) the services of a professional photographer to photograph your home.
  • Marketing System:  I will enter your home in the many available Windermere, and NWMLS  websites assuring your home will have 1,000's of internet viewers.
  • I will be available to negotiate on your behalf with your best interests in mind at all times.
  • I will design, print out  a full color flyer of your home at my expense. I also order a "House Book" from CW Title, customized to your home and neighborhood specifications.
  • Yard sign and Brochure Box: I will place a flyer box on the Windermere post sign
    (placed where you specify) and together we can make certain the box stays filled with flyers of your home at all times.
  • Lock Box: I will place a lock box on your property to increase showings and provide you with the security of knowing who has shown your home as NWMLS can track all agents who come in. This way we can ask them for their comments.
  • Open House/Broker's Open:  I will hold your open house and a Broker's Open to showcase your home. Windermere agents like to work with Windermere agents-because of our professionalism with Windermere selling over 40% of the market!
  • I will make certain your floors and carpets are protected by placing a sign to remove shoes with booties provided by me. I will  honor your requests for when to show and pet's/children's needs.
  • Weekly Contact: I will contact you daily/ weekly to give you an update on the marketing of your home and answer any questions that may arise.
